What is the plan for 1 Albion Street?

A new housing development consisting of 2 buildings that have 24 and 12 units respectively for a total of 36 units.

Building 1, with 24 units, will consist of a mix of one, two, and three bedroom units. 80% of these units will be designated as affordable for Very Low and Low Income families/individuals, and 20% will meet the Moderate Income threshold. (See chart below, Build Canada Homes)

 

Building 2, with 12 units, consists only of studios. 100% of these units will be designated as affordable and will meet supportive housing requirements set forth by the province.

Q&A

Q: What is the Target audience?

A: The development is intended to serve individuals and families who are experiencing housing affordability challenges, particularly those whose housing costs represent a significant portion of their income.


Q: What's the timeline for the official open date?

A: If the funding is secured this summer, then building can commence in the Fall and will take 18 months. The earliest date for occupancy becomes early 2028.


Q: What is the plan for parking?

A: We have actually exceeded the parking requirements as per municipal by-law for the downtown core but are still currently working on other solutions for if there were to ever be a issue with parking. There are 7 parking spots planned for the development, two of which are accessible.


Q: Will there be appropriate heat pump technology in the units? Air Conditioning?

A: Heat pumps with air conditioning will be installed for higher efficiency and tenant comfort 365. This is one aspect of our high efficiency targets, with infrastructure planning for future energy upgrades.


Q: What options will there be for people with different abilities?

A: Our goal is to create a welcoming environment and work with residents to accommodate their needs wherever possible, ensuring that everyone has the opportunity to access safe, comfortable, and suitable housing. As part of our larger building, there will be 4 barrier free units on the main level.


Q: Would this effect the homeless shelter? And how will this help with the safety in town?

A: This project focuses on stable affordable housing, first. We work closely with the local shelter to support people finding housing, and we are adding more options to the market.


Q: Will the supportive housing be furnished or unfurnished?

A: The larger 24 unit building will not be fully furnished, but we are planning to include appliances, including laundry. The proposed supportive housing building will include bedroom furniture.


Q: What is the plan for maintenance?

A: We will have a comprehensive building plan for regular maintenance and capital refurbishment to ensure the longevity of the building.
